Scripps Park Associates, Detroit
Woodbridge Estates Architect for 47-acre, $92 million mixed-income development on the former Jeffries Homes public housing site. On-site development consists of 101 for-sale single family homes, townhomes and duplex condominiums and 294 rental townhouses, duplexes, triplexes and enhanced senior units. Project also includes a retail and community center, elderly tower renovations and existing tower renovation for loft condominium units. Off-site development consists of infill housing in the adjacent Woodbridge Farm and Woodbridge neighborhoods, Core City Neighborhoods and Briggs neighborhood areas.
Residential Detroit, Inc., Detroit
English Village Architect for new construction of 100-unit, $12 million market-rate townhouse condominium project in the Islandview Village community on the east side of Detroit. Design is based on English Arts and Crafts Style rowhouse residences prevalent in the neighboring West Village and Indian Village Historic Districts. Under construction, 2001.
Brookridge Development
Eagle Ridge Condominiums Ann Arbor, MI Architect for 32-unit, new attached condominiums constructed on the west side of Ann Arbor utilizing advanced modular housing technology. Construction completed 2001, $3.2 Million, 16-unit Phase II in process, 2002.
Southwest Housing Corporation, Detroit
Springwells Partners/Lawndale Station Rehabilitation, a 60-unit, $8.0 million supportive housing project located on West Vernor Highway. Four apartment buildings are being renovated to provide low-income and special needs housing. Commercial storefronts will be renovated for new retail business and services.
Historic Rehabilitation of Harwill Manor, Harrington and Cole Apartments, a 60-unit, $7.8 million supportive housing project located in the Hubbard Farms Historic District. Three vacant apartment buildings are being renovated to provide low-income and special needs housing.
Neighborhood Preservation Project Plan for the Hubbard-Richard Area - West, bounded by West Grand Boulevard, Vernor Highway, and the Fischer Freeway (I-75). We were assigned to SNHC through the MSHDA Technical Assistance Program to prepare plans for new infill residential construction and rehabilitation opportunities.
Human Services Building for Southwest Detroit Community Mental Health Services and C.H.A.S.S. (Community Health and Social Services, Inc.) Architectural Feasibility Study under contract to the Local Initiatives Support Corporation (LISC) administered by the Neighborhood Partnership Academy (NPA). The project is a 75,000 sf new facility to house the integrated health and human services delivery system proposed by these two longstanding community-based organizations. The project design is influenced by the Pyramid of the Feathered Serpent (Quetzcoatl) in the ancient city of Teotihuacan, Mexico.
Messiah Housing Corporation, Detroit
St. Paul Manor and Kingston Arms Apartments Renovation Project Architect for project consisting of historic renovation of two apartment buildings built in 1926 at 356 and 296 East Grand Boulevard with a total of 60 units. The total project development cost is approximately $3.5 million, with funding sources including equity from Federal Low Income Housing Tax Credits and Historic Rehabilitation Tax Credits and City of Detroit HOME Program. Cost: $3.3 Million construction Construction completed and occupancy, 2000-2002.
Islandview Village Phase III Architect/Planner for $15-20 million mixed-use development consisting of 100-150-units of multifamily infill residential and a 20,000 sf community building and neighborhood retail center. Planning and design, 2000-present.
Ypsilanti Gateway Community and Economic Development Corporation
Gateway Community Design Plan contracted by Washtenaw County and the City of Ypsilanti to prepare an overall revitalization plan for the southside area of Ypsilanti. A participatory design process helped prepare a future physical development vision for this community. Plan completed 2000.
Lighthouse Community Development, Pontiac
Unity Park Community Design Plan in process to prepare a comprehensive neighborhood revitalization plan for an area east of downtown Pontiac. Plan completed, 2000.
Michigan State Housing Development Authority (MSHDA) Office of Community Development, Technical Assistance Program. The firm has been contracted since 1996 by the Michigan State Housing Development Authority (MSHDA) as a Technical Assistance Provider to emerging nonprofit housing and community development organizations (CHDOs) in three of the five geographical regions (Regions 3,4,5) in the state as established by MSHDA.
Emmanuel Community Center, Detroit Prepared an architectural feasibility study of existing and proposed facilities for creation of an expanded Family Resource Center.
Genesis Community Development Corporation, Detroit - Prepared preliminary plans for the Harper Avenue Infill Housing Project, part of the Medbury Park Development Plan, now under implementation as a 90-unit affordable rental townhouse development.
Simon House, Detroit - Initially consulted with Simon House, Inc. through MSHDA TA and Architect for a $750,000 apartment rehabilitation project in Northwest Detroit to provide supportive transitional housing for women with AIDS and their children.
SOS Community Services, Ypsilanti Prepared master plans and residential building designs for the Prospect Place Family Shelter, a supportive housing program for homeless families and assisting SOS in planning for a county-wide homeless shelter and supportive services program.
Positive Images, Detroit - Assisted in the development of transitional housing for addicted homeless women and their families.
Fellowship Non-Profit Housing Corporation, Detroit - Assisted on the development planning of a large-scale neighborhood affordable infill single family homes project in conjunction with a private developer partner.
Central Detroit Christian Community Development Corporation, Detroit - Development of the Piety Hill neighborhood housing development plan for an area on the west side of Woodward Avenue, north of New Center and south of the Boston-Edison Historic District, including 11 single family and duplex homes for sale.
Alternatives for Girls, Detroit - Programming and design of a new 30,000 sf administrative and residential center in southwest Detroit. This project is now in the midst of a $4.5 million capital campaign to construct the facility.
Hollitech Outreach, Inc., a subsidiary of Holly Grove Baptist Church for the development of a neighborhood housing development plan in northeast Detroit.
Corktown Consumer Housing Cooperative in conjunction with Operation Helping Hand, Inc. for the redevelopment of Roosevelt Place Center, a 216-unit transitional housing and single room occupancy shelter in southwest Detroit.
SUMMARY OF PROJECTS IN SOUTHWEST DETROITPROJECTS IN SOU
Kadushin Associates has been involved in projects in Southwest Detroit for over 27 years. First, as a member of The Urban Collaborative in Detroit, Abraham Kadushin was involved with the initial establishment of Southwest Detroit Community Mental Health Services, Inc. He assisted this newly funded agency in the identification and design of a series of outpatient centers located throughout the area (Fischer Center - St. Boniface School, Warren Center, Vernor Center, Delray Center). Upon the formation of Kadushin Associates in 1975, the firm remained active in projects such as commercial facade design for the Detroit Development Corporation, a quasi-public agency assisting commercial property owners in the Vernor-Springwells Business District. Since 1983, KA has served as architect for the Detroit Produce Terminal located at Fort and Green, one of the major wholesale fruit and vegetable distribution centers in Michigan.
Recently, the firm has been very active with several nonprofit housing and community development organizations in addition to maintaining a longstanding relationship with Southwest Detroit Community Mental Health Services. These include Southwest Nonprofit Housing Corporation, Corktown Consumer Housing Cooperative, and Alternatives for Girls as described below.
Southwest Detroit Counseling and Development Services, Inc. (formerly Southwest Detroit Community Mental Health Services, Inc.)
Integrated Human Services Building for Southwest Detroit Community Mental Health Services and C.H.A.S.S. Southwest Nonprofit Housing Corporation
Lawndale Station - Mixed-use historic rehabilitation project along West Vernor Highway includes four apartment buildings (55 units) in Phase I with storefront commercial spaces. Total cost - $7 million; currently in design and implementation, 2000-2002.
Historic Rehabilitation of Harwill Manor, Harrington and Cole Apartments, a 60-unit, $7.8 million supportive housing project located in the Hubbard Farms Historic District. Neighborhood Preservation Project Plan for the Hubbard-Richard Area - West, bounded by West Grand Boulevard, West Vernor Highway, and the Fischer Freeway (I-75). We were assigned to SNHC through the MSHDA Technical Assistance Program to identify new infill residential construction and rehabilitation opportunities in this area adjacent to the Ambassador Bridge and Mexicantown.
Corktown Consumer Housing Cooperative
Roosevelt Place Center, a feasibility study funded by MSHDA for the redevelopment of the existing historic Roosevelt Hotel and two adjacent residential buildings that now contains a 216-unit transitional housing and single room occupancy shelter at Michigan Avenue and Fourteenth Street in conjunction with Operation Helping Hand, Inc. under HUD Section 8 SRO Moderate Rehabilitation and Transitional Housing Programs with City of Detroit HOME funds.Project construction cost is $6.0 million.
Corktown Neighborhood Development Plan - Area C, a planning study funded by the Michigan Capital Fund for Housing to identify new infill and rehabilitation opportunities in the area bounded by Michigan Avenue, Bagley Avenue, the Michigan Central Railroad Station and Tiger Stadium. Planning and design, 1999.
Alternatives for Girls
New Facility Planning and Site Selection, under MSHDA Technical Assistance Program and currently privately contracted as Architect for site location, planning and design for new 32,000 sf, $3.5 million facility to house the main administrative services, residential and street outreach programs of this organization serving a target area in southwest Detroit. Now under construction, 2002.
SUMMARY OF PROJECTS IN ISLANDVIEW VILLAGE, DETROIT: A Neighborhood Transformation Design Initiative
The firm has been involved since 1990 in the rebuilding of this community on the near east side of Detroit. It was selected competitively by Church of the Messiah Housing Corporation (one of the premier nonprofit community development corporations in the city of Detroit and recognized nationally) as Architect/Community Planner for an infill housing development plan. This project led to designation of the area as a Neighborhood Preservation Project (NPP) by the Michigan State Housing Development Authority (MSHDA) and part of the Detroit Federal Empowerment Zone (EZ). A wide range of projects have been completed or are currently under development in Islandview Village which have been planned and designed by the firm. Recently, the Field Street Infill Housing Project was selected to be featured as a case study in a new publication entitled Good Neighbors: Affordable Family Housing, produced by the American Institute of Architects and the National Endowment for the Arts, published by the AIA and McGraw Hill in 1997. ISLAND VIEW INFILL HOUSING DEVELOPMENT PLAN Detroit, Michigan Client: Church of the Messiah Housing Corporation Architect/Community Planner for church sponsored nonprofit community development corporation in the process of redevelopment of 20-block neighborhood at East Grand Boulevard and Lafayette Boulevard. Services included neighborhood survey and analysis, housing research into nationwide development and design models; prototype building and unit designs, and site plans for 100-200 new units of housing on vacant infill lots and related site improvements. MARTIN LUTHER KING COMMUNITY HALL Detroit, Michigan Client: Holtzman & Silverman/U.S. Department of HUD Architect/Planner of a new 7200 square ft., community building in the Elmwood Park Urban Renewal Project adjacent to downtown Detroit. The facility houses management offices, resident manager's apartment, elderly and family recreation rooms, laundry and other community facilities for a 500-unit low-income housing development. Cost: $450,000 Construction completed: 1982 1983 `M' Award by the Masonry Institute of Michigan and Michigan Society of Architects.

ELMWOOD PARK III URBAN REDEVELOPMENT PROJECT PLAN AND PROSPECTUS Detroit, Michigan Client: City of Detroit Community & Economic Development Department, Elmwood III Citizens' District Council and Detroit Renaissance, Inc. Master development design plan and land parcel offering document (Prospectus) for 200-acre project consisting of over 2000 units of housing, community facilities, institutional facilities and overall site development. Project was undertaken as a Principal of The Urban Collaborative in association with Wallace McHarg Roberts and Todd of Philadelphia, Pennsylvania and Hammer Siler George, Economic Consultants, Chicago, Illinois. Planning and design work completed in 1975. Since that time, more than 1500 units have been developed, together with the new Coleman Young Recreation Center, Calvary Baptist Church, roadway and recreational site developments. Our role began in 1973 as Planning and Design Consultant to the Elmwood III Citizens' District Council and preparation of the Elmwood III Development Program.
UNIVERSITY CITY II URBAN REDEVELOPMENT PROJECT PLAN AND PROSPECTUS Detroit, Michigan Client: City of Detroit Community & Economic Development Department, University City 'A' Citizens' District Council Planner/Architect of master development design plan and prospectus for 100-acre urban renewal project adjacent to Wayne State University in Detroit. Development consists of over 1000 units of housing, a neighborhood shopping center, existing buildings rehabilitation integrated with university development. Planning and design work completed in 1975. Since that time, a 500-unit housing development has been constructed (Freedom Place) and several apartment buildings have been rehabilitated. Our role began in 1973 as Planning and Design Consultant with The Urban Collaborative for the preparation of the University City II Development Program and continued by our firm upon the dissolution of The Urban Collaborative in 1974.
